What is a measurement or floorplan service?

A floorplan service is just what it sounds like: Based on what you want, an appraiser will measure your house's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the total livable area, of your home. These services are helpful and often necessary when disputing property taxes or selling a property.

How do floorplan services work?

During a home measurement or floorplan service, a certified appraiser takes measurements of the home or property with a measuring tool — generally a tape or laser measuring device. As they move around the house, they observe the layout of the rooms and other features, like closets, entryways, and fireplaces. They may sketch the property. Then, the appraiser types up a report and detailed floorplan showing the total living area of the home and the general layout.
